How to select a property solicitor in UK?




If you're in the process of buying or selling your house, or looking for commercial property, then you might have already chosen your property solicitor. If you're still looking for the right legal representation, then here's what you need to know.

1. Buying or selling a house or other property can be difficult, and so you'll want someone who will empathies, and has the experience to make the process as quick and easy as possible for you.

2. Will your solicitor be able to help you carry out all the necessary surveys and checks required before you buy or sell? If not, can they recommend somebody who can do?

3. If you're looking to buy or sell commercial or agricultural property, you might need more help with the processes involved, and your obligations and legal rights. How much experience has your solicitor had in these sorts of matters?

4. You might be looking for new premises for your businesses, and want help with finding somewhere suitable. Is the solicitor you're considering able to provide you with the assistance you need?

5. If your company is expanding, then you might additional buildings or want to change the use of parts of your current building. Can your solicitor help with obtaining the right planning permission and other applicable laws and regulations?

6. If you're building a property, whether a self build house, or a multi million pound construction project, what laws and regulations do you need to be aware of? How will your solicitor make sure that you don't fall foul of any laws?

7. You might have a boundary dispute or other issues with a neighbor, and want to know what you can do. What sort of experience and success has the solicitor you're considering had with this sort of case?

8. If part of your home or garden falls on a public footpath, or public right of way, do you have to allow access to your property? What does your property solicitor advise? Do you need a second opinion?

9. If you're in the process of buying or selling a high value property, then why not see if your solicitor can offer additional help or services. If they're not offering something extra, or being even more attentive than usual, then perhaps they are not the right property lawyer for you.

10. Remember that it's important not to choose your property solicitor on cost alone. If you're involved in a dispute, or need better office premises quickly, then you'll want to have the best legal representation you can. If you choose the cheapest, you might not get the service you expect, or the outcome you deserve. Why not speak to several solicitors and see what sort of fees they would charge for the work you need doing?
